A Legendary Mid-Century Modern Gem Reaches the Market for the Very First Time

The celebrated Stahl house, a epitome of midcentury modern architecture, is up for sale for the very first time in its complete history.

This cantilevered residence, perched in the Hollywood Hills area, hit the real estate market this past week. The price tag stands at an impressive $25 million.

Family Choice to Sell

The Stahl family, who have owned the property for its full 65-year history, shared a announcement regarding their resolution to sell. They noted that the dwelling had grown excessively demanding to maintain.

"This house has been the core of our lives for decades, but as we’ve aged, it has become increasingly challenging to look after it with the attention and energy it so rightfully warrants," commented the children of the first owners.

They added that the time had emerged to find a new "guardian" for the house – "an individual who not only recognizes its architectural significance but also grasps its place in the cultural fabric of the city and further afield."

Unassuming Origins

The beginnings of the Stahl house trace back to May 1954, when the initial owners acquired a mountainous patch of land in the previously undeveloped Hollywood Hills district for $13,500.

Despite the Stahl house growing into a well-known icon of the city, the owners often stressed that "no celebrities ever lived here," referring to themselves as a "blue-collar family living in a luxury house."

Architectural Challenge

The initial design for the Stahl house was created during the warm season of 1956. However, many builders were initially reluctant to erect it on the precarious hillside.

In November 1957, the family met with architect Pierre Koenig, who consented to undertake the challenge. With backing from the influential Case Study program, spearheaded by a leading magazine editor, the family received subsidies to commission Koenig.

The modernist program "was about experimentation" and "employing new resources and building in sites that maybe previously the engineering didn’t really allow," commented an expert from a city preservation society. "All these elements are wrapped up into a site like the Stahl house, which was avant-garde, modern and unimaginable in terms of how it was built on that site that everyone else believed, at the time, was not feasible."

Finalization and Famous Legacy

The Stahl house was designated Case Study house No. 22, and work began in May 1959. According to the family, construction totaled "just $37,500" and the home was finished by May 1960. The outcome was "a perfect representation of what everyone thinks LA is and should be," the specialist commented.

Soon after completion, a renowned architectural photographer took what is arguably the most famous picture of the home. Captured through the full-length glass windows, the image features two women seated in the home’s living room but appearing to hover over the Los Angeles skyline.

"I believe the lasting influence of this photograph is due to the way it expresses an idea about dwelling in Los Angeles, an ambivalence about being both in the city and removed from it," stated a principal of an architectural firm and lecturer at a leading university.

Cultural Status

The home has had historic features in cinema, TV and music videos, including several famous titles from the late 1990s and early 2000s.

In 1999, the city designated the Stahl house a protected monument, and in 2013, the house was listed as a preserved site on the National Register of Historic Places.

Future Ownership

The home continues to be open for public viewings, as it has been for the previous 17 years, although all slots are currently reserved through February. In their announcement regarding the sale, the family stated they would give "ample notice" before ending the tours.

The property description for the home stresses finding a purchaser who will conserve the spirit of the space.

"For connoisseurs of style, advocates of design, or entities seeking to preserve an national treasure, there is simply no parallel," the description say. "This goes beyond a purchase; it is a transfer of stewardship – a search for the next custodian who will celebrate the house’s legacy, respect its original vision, and secure its conservation for future generations."

The specialist concurred that the decision of purchaser would be a vital one, given the home’s legacy.

"I believe any time a long-term steward, and a stewardship like this, is being sold of a property like this, it always creates a little bit of a hesitation – because you are unsure what the next owner, what their aims will be. And do they grasp and appreciate the house, as in this particular case the Stahl family has?"
